Overview
Findlay Creek–Leitrim is a rapidly growing suburb in Ottawa's south end, built on land that was mostly farmland until the 1990s. Development began in 2003 with Findlay Creek Village, a planned community of townhomes and singles built jointly by Tartan Homes and Tamarack Homes, and continues through 22 phases with completion scheduled for 2027. The nearby Leitrim Wetlands were the subject of a decade-long protection battle before part of the area was opened to development in 1991.
Boundaries
The Ottawa Neighbourhood Study's "Findlay Creek" boundary is used here; it does not include Leitrim proper, which the study instead groups with Riverside South. Findlay Creek is generally bounded by Leitrim Road to the north, Rideau Road to the south, Bank Street to the east and Albion Road to the west.

History
Like much of Ottawa's south end, the Findlay Creek–Leitrim area was mainly farmland until development talk began in earnest in the 1980s. The Regional Municipality of Ottawa-Carleton started rezoning the area in May 1988, with official plans released the following year.
Development was delayed by more than a decade of controversy over anticipated costs, traffic, and damage to the ecologically diverse Leitrim Wetlands, including a hearing before the Ontario Municipal Board and an Environmental Review Tribunal hearing. In 1991, the provincial government altered the wetland's protected boundary, removing about one-fifth of it and opening that portion to development.
Construction began in 2003 with Findlay Creek Village, a planned community of townhomes and two-storey and bungalow singles built jointly by Tartan Homes and Tamarack Homes. Development has continued through 22 phases, with other builders including Urbandale Construction and Richcraft Homes, and completion scheduled for 2027 at roughly 5,000 homes.
Leitrim Station opened in January 2025 as part of the O-Train Trillium Line's south extension from Greenboro to Limebank, bringing rail transit within reach of the growing community for the first time.

Transit Options
OC Transpo bus routes run along Bank Street, connecting to Leitrim Station on the O-Train Trillium Line just west of the neighbourhood. Check octranspo.com for current route numbers, since the network is periodically redesigned.
